On the face of things, even though we have a 20-year triple-net lease agreement with a lessee of high credit standing (A-), it is the location that decides what happens to the investment when the lease expires.
This store is located right on the A1A, the state road along the east coast of Florida, directly adjacent to the beaches. The market itself is 400 meters from famous Daytona Beach. Its location right at the bridge linking the beach and the mainland and the fact that there are no other supermarkets within a radius of six kilometers are the reasons why an independent appraiser had an estimated price tag of US-$900,000 on the land alone back in March 1995.
